What a discount point does
Discount points are an amount paid at closing to obtain a particular interest-rate offer. The actual relationship between price and rate varies by lender and market conditions. Avoid assuming a fixed rate reduction for every point purchased.
Look for the charge on the Loan Estimate
Written Loan Estimates itemize discount points among origination charges. Ask the lender to quote otherwise comparable offers with and without points so you can see the difference in payment, APR, cash to close and total costs.
Do a basic break-even check
Compare the additional upfront points cost with the actual principal-and-interest payment difference. This simple calculation is a starting point, not a prediction. Refinance or sale timing can change whether paying upfront turns out to be worthwhile.
Seller or builder credits can change the math
A permitted credit might offset some costs, but negotiated terms, purchase price and the full lending package still matter. VA has distinct rules for certain concessions and ordinary closing-cost payments.
Keep other Florida expenses in view
Taxes, insurance and association dues can raise the all-in payment despite an attractive rate. A mortgage decision should balance both financing costs and the expense of owning the particular home.
