Insurance belongs in the first review

Ask for a property-specific homeowners quote, including wind and hurricane deductible information. For flood exposure, consult current FEMA mapping and talk with an insurance professional. Don't rely only on a neighborhood's broad reputation.

Property taxes can reset with a new owner

A seller's homestead exemptions and assessment history may not apply to your purchase. Contact the relevant county property appraiser and use its estimator or records to make a reasonable projection of the future bill.

Confirm association responsibilities

Condominium and HOA documents can reveal recurring dues, master insurance, planned assessments, rental restrictions and responsibilities for roofs or exterior maintenance. These questions are important for affordability and lender approval.

Order inspections and review the appraisal process

An inspection is different from the VA appraisal. Know what each covers and use appropriate contract contingencies where needed. Check permits, roof age, known water intrusion and signs of unresolved maintenance.

Compare the entire monthly payment

Include principal and interest, expected taxes, homeowners insurance, any required flood coverage, HOA dues, utilities and a home maintenance reserve. Take time to review the Loan Estimate and cash to close.
