A lower refinance payment isn't the entire savings story.

An IRRRL can be attractive in the right situation, but compare the entire new loan with the mortgage you already have.

THREE GOOD STARTING POINTS

Florida VA IRRRL Break-Even and Refinance Costs

01

Compare loan terms

02

Calculate costs and savings

03

Check the real break-even horizon

Florida-focused educational content reviewed October 11, 2026. Federal benefit requirements are set by VA; a licensed lender determines mortgage eligibility and terms. This site isn't affiliated with the Department of Veterans Affairs.

Start with the right loan type

A VA Interest Rate Reduction Refinance Loan generally refinances an existing VA-backed mortgage. It is not the same as a VA cash-out refinance and does not provide general cash-out proceeds. Confirm qualification and applicable VA benefit requirements.

Monthly savings depend on the comparison

A lower monthly principal-and-interest payment might result from a different rate, a longer loan term or both. Compare the remaining number of payments on your old mortgage with the full proposed new term, not only the first payment after refinancing.

Use a simple cost-recovery calculation

One rough checkpoint is refinance costs divided by expected monthly savings in comparable costs. For example, if an eligible refinance has $3,000 of relevant costs and creates $100 in true monthly savings, simple cost recovery would be 30 months. This is an illustration, not a loan offer or a full financial analysis.

Watch the funding fee and lender credits

VA IRRRL transactions generally have a current funding-fee category, unless the borrower is exempt. Closing costs and credits may be financed or reflected in rate arrangements where permitted. A loan advertised as having 'no upfront costs' may still be more expensive overall.

Account for Florida taxes and insurance

Property insurance and tax escrow can change independently of refinancing. Ask the lender to distinguish changes in the principal-and-interest payment from escrow changes when you compare quotes.

Frequently asked questions

Does a lower payment always save money overall?

No. New closing charges and an extended term can offset monthly savings.

Can I use an IRRRL to pull cash out?
