Budget for the property

What a funding-fee exemption means

VA lists several exemption categories, including borrowers receiving qualifying service-connected disability compensation and other defined groups. A borrower who qualifies for an exemption does not pay the one-time VA funding fee. Ask the lender to verify your fee-exempt status through the VA process before figures are finalized.

Benefit income and qualification

A lender may consider appropriately documented eligible income under its VA lending policies. Whether and how particular benefit income is counted depends on documentation and underwriting. It is not an automatic approval or a substitute for assessing obligations and residual income.

Don't confuse taxes and loan fees

Florida has separate property-tax benefits for certain qualifying veterans and other eligible households. These are administered through the county property appraiser and have different eligibility tests from the federal VA loan funding-fee exemption. Do not assume that one automatically establishes the other.

How a possible fee refund works

VA describes circumstances in which an eligible borrower may later obtain a refund when a qualifying compensation award is effective before the loan closing date. The timing and benefit records matter. Ask VA directly and keep the lender's loan paperwork available.

Look at the full housing budget

A fee exemption can help, but interest, title and lender charges, insurance, future property taxes and any HOA assessments still matter. Request itemized lender quotes and property-specific insurance estimates instead of working only from purchase price.
