Existing student debt doesn't automatically rule out a VA purchase. What matters is how the lender evaluates the required payments and your overall finances.

Why student debt comes up

Mortgage lenders review debts when calculating affordability. Student loans may affect that calculation even when payments are reduced, deferred or subject to a repayment plan. The lender will follow applicable underwriting policies and may request statements to document the obligation.

A zero payment may not be treated as no obligation

Do not assume that a deferred student loan or an income-based payment of zero will always count as zero for mortgage underwriting. Ask the lender how its VA process treats the documented payment status in your circumstances.

Keep your financial records current

Gather recent student loan statements, repayment terms and any documentation of changes in required payments. Large recent credit changes or new debt may also affect loan approval and the monthly payment you can responsibly support.

Think beyond formal qualification

A lender's approved maximum is not a recommendation for what to spend. Include groceries, transportation, unexpected expenses and Florida property insurance, taxes and association fees when choosing a home price.

Compare loan offers with comparable details

Try to compare written Loan Estimates that assume similar loan amounts, terms and points. Clarify closing costs and cash to close so a smaller down payment doesn't hide expenses elsewhere.

Frequently asked questions

Do I have to pay off student loans first?

Not necessarily. A lender needs to evaluate them under its VA underwriting rules, and your overall finances determine qualification.

Will all lenders count my payments in exactly the same way?

Underwriting requirements and overlays can differ. Ask for a written explanation of the amount used in the debt review.
