Guard and Reserve eligibility has specific rules
VA eligibility requirements depend on the type, length and dates of service and other conditions. A general statement that all Guard or Reserve personnel automatically qualify would be misleading. Use the official VA eligibility checker for your service category.
The Certificate of Eligibility is the first document
VA uses a COE to confirm access to the home-loan benefit. Lenders can often help you request it or you may request it directly through VA. Keep service documentation available in case the underlying record needs review.
The lender makes a separate decision
A COE is not proof that a particular mortgage amount, rate or property is approved. The lender still considers acceptable income, credit, existing obligations, occupancy and VA property requirements.
Account for employment transitions
When moving between military assignments, civilian employment or periods of active orders, prepare to explain current income and projected continuity. Ask about lender documentation before assuming any particular income source will be counted.
Build a Florida-specific budget
Along with mortgage principal and interest, assess local homeowners coverage, storm-related deductibles, possible flood insurance, property taxes and any association obligations.
Before you commit
- Review service dates
- Request a COE
- Confirm occupancy and lender standards
Frequently asked questions
Do all Guard members qualify automatically?
No. Eligibility depends on the individual service record and the rules VA applies.
Does a COE mean the lender must approve me?
