THREE GOOD STARTING POINTS

VA Loans for Two-to-Four-Unit Homes

01

Confirm number of units

02

Ask about occupancy rules

03

Budget for maintenance and tenants

Property type and intended use

VA-backed purchase financing can include certain two-to-four-unit residential properties subject to qualifying rules. The borrower generally needs to satisfy applicable occupancy requirements. This is not the same as financing a purely investment-only building.

Rental income is not automatic qualification

If part of the property would be rented, ask the lender how it treats prospective or existing rents, property condition and operating expenses. Lender documentation requirements differ; don't rely on a projected rent advertisement to establish borrowing ability.

Insurance and maintenance are more complex

A property with multiple units may need different insurance than a single-family home. Ask an insurance professional about occupancy, liability, storm risk and whether flood coverage is appropriate. Include vacancies, repairs and replacements in the budget.

Review zoning and the real unit count

Verify legal unit status, local code requirements, permits and occupancy restrictions rather than counting any informal additional living area as a lawful rental unit. These details can affect financing and future plans.

Compare all costs

Include property taxes for new ownership, insurance, association or shared maintenance charges, reserves, utilities and the full lender closing estimate. A bigger property can create a bigger obligation even when rental income is possible.
