Interest rate and APR tell different stories
The note rate helps determine interest charged on principal. Annual Percentage Rate (APR) incorporates certain finance costs into a standardized annualized measure. Neither by itself captures every aspect of owning a Florida home.
Compare like with like
Check loan term, amount, rate-lock assumptions, whether discount points are included and whether the proposal is purchase or refinance. A quote with a low rate may require higher up-front points or other costs.
Loan Estimates help reveal differences
A lender's Loan Estimate organizes projected closing expenses, financed charges and expected cash to close. Review multiple estimates issued under comparable assumptions, and ask for clarification when charges differ.
Account for Florida escrow
Property taxes, homeowners insurance, possible flood coverage and association dues change the all-in housing budget even when the loan interest rate is identical. Use property-specific estimates rather than an average.
Don't assume a rate offer is guaranteed
Mortgage rates and final terms can change with timing, underwriting, the property and lock arrangements. Verify the actual terms with the lender before relying on a marketing quote.
Before making a decision
- Request written estimates

Frequently asked questions
Should I always choose the lowest APR?
APR is valuable but loan length, upfront costs and intended holding period also matter.
Can a low advertised rate require points?
Yes. Ask whether points are included and compare offers with and without them.
