What a down payment covers
A down payment is the buyer's direct contribution toward the home's purchase price. Eligible VA-backed purchase loans may require no down payment under qualifying circumstances, but entitlement, valuation and lender approval still matter.
What closing costs cover
Lender charges, appraisal, title, recording, taxes, insurance prepayments and escrow funding can create separate costs. The actual amounts depend on lender pricing, the contract and the property.
Know the VA funding fee
A funding fee can apply even when no down payment is required, although qualified borrowers are exempt. VA guidelines generally allow the funding fee to be financed into the purchase loan; that doesn't make other closing expenses disappear.
Consider negotiated seller assistance
Some seller-paid charges and concessions may be permitted. Limits and categories differ, so a lender and closing professional should confirm any proposed credit rather than relying on a generic percentage online.
Get a property-specific estimate
Florida property taxes after a purchase may differ from the seller's previous bill. Insurance premiums and HOA assessments can change both cash to close and the new payment. Ask for a written Loan Estimate before deciding what is affordable.

Frequently asked questions
Does zero down mean I can buy without cash?
Not necessarily. The required cash to close can include expenses other than the down payment.
Can I roll every cost into my mortgage?
No. VA distinguishes the funding fee from other purchase closing costs.
