PROPERTY DUE DILIGENCE

Understand what an appraisal does — and what it doesn't.

A VA appraisal and a buyer's inspection serve different purposes. Florida weather, roofing and property-condition concerns make both worth understanding.

The purpose of a VA appraisal

For qualifying VA-backed loans, the appraisal helps establish property value and whether minimum property requirements are met. It does not promise that the home's systems are free of defects or that no future maintenance is needed.

What a private inspection can reveal

Buyers may choose an independent professional inspection to evaluate roofing, structure, plumbing, electrical components, heating and cooling and visible condition concerns. Review the inspection scope, limitations and findings before waiving contract protections.

Florida-specific investigations

Consider roof age and insurability, potential hurricane protection improvements, flood elevation, water intrusion, permits where relevant and any condominium association's responsibility for repairs. Get property-specific insurance quotes early.

What happens if the appraisal is below the purchase price

A lender may be unable to finance the transaction as originally structured. Options depend on the contract and lender; ask about negotiations, permitted cash contributions, reconsideration procedures and contract contingencies before deciding.

Bring the findings together

A low purchase price may not compensate for major repairs or insurance costs. Compare the full purchase and ownership expense with your available cash and the lender's requirements.

Frequently asked questions

Does passing the VA appraisal mean the home is problem-free?

No. A VA appraisal is not a substitute for a full buyer's inspection.

Can a VA loan be used on any fixer-upper?

Not automatically. Property requirements and the lender's loan product affect whether repairs can be handled within the transaction.
