What a lender may review
Lenders evaluate income and employment or other eligible income sources, debts, credit history, loan and property details. The VA Certificate of Eligibility (COE) establishes benefit eligibility, but does not constitute a lender's preapproval or an approval to borrow a given amount.
Budget for the actual address
Florida ownership costs vary substantially among houses and neighborhoods. Before deciding a price target, obtain reasonable estimates of property taxes after ownership transfer, homeowners insurance, any flood coverage and association expenses. Ask your lender how those recurring costs affect your qualification.
Know which documents may be requested
A lender may request proof of income, asset records, identification, housing payment history and the COE. This educational website does not collect those financial documents and cannot issue a preapproval.
Compare the terms, not just the maximum loan
An approved borrowing ceiling isn't a recommended purchase budget. Leave room for maintenance, utility costs, hurricane deductibles and emergencies. Compare lender pricing, points, origination charges and estimated monthly payments.
When to re-check your finances
A change in debts, employment, available funds, insurance, property type or quoted mortgage rate can affect actual qualification. Don't assume a preapproval remains valid indefinitely or guarantees a specific loan.
Three useful next steps
- Request an updated Certificate of Eligibility to confirm access to VA benefits.
- Ask a lender about income, credit, debts, residual income and estimated purchase costs.
- Include local homeowners insurance, taxes and association dues in your budget.
Frequently asked questions
Does my COE tell me how much I can borrow?
No. It documents VA benefit eligibility, not an amount a lender will approve.
Does VA set one credit score that guarantees a mortgage?
No universal score guarantees approval across lenders. Each lender applies its underwriting criteria.
Is preapproval the same as a mortgage closing?
No. Appraisal, title, property condition and final underwriting can still affect the result.
