This independent guide is meant to help you ask better questions—not to tell you that a mortgage, rate, payment, tax benefit, or specific property will be approved. VA-backed loans are usually made by private lenders. Eligibility for the VA benefit, lender underwriting, and property requirements are separate decisions.
A quoted rate and a locked rate are different
Interest rates can change before closing. Ask whether an offer is merely a quote or whether a rate lock has been issued for your specific loan scenario. A lock can have conditions, an expiration date and price adjustments; obtain those terms in writing.
A lock must fit the purchase calendar
Appraisal, underwriting, title, insurance and HOA-document delays can affect how long a transaction takes. Ask the lender what happens if the lock expires, whether extensions are available and who pays an extension fee. Do not assume a closing can be rushed solely to avoid one.
Discount points change the economics
Paying upfront points can reduce a rate, but the best choice depends on the price of the points and how long you keep the mortgage. Ask for alternative Loan Estimates on the same assumptions with and without points or credits.
Florida-specific uncertainty can move the estimate
Property taxes, wind or flood coverage and association charges can affect qualifying payments. Verify those early enough that a rate-lock strategy is not based on an unrealistic housing budget. Check the final terms carefully against the Closing Disclosure.
Your next three steps
- Get the locked rate, expiration and conditions in writing.
- Ask for the extension and float-down policies, if available.
- Compare a points option to a no-points option at the same term.

Can a lock expire before closing?
Yes. Ask the lender about documented extension terms.
Is a lower rate always a better deal?
